Greg Flanagan of RE/MAX Advanced Realty in Mt Pleasant, SC has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is seeing an increase in short sales and foreclosures.
Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. Agents and brokers need to be trained and have experience in the short sale procedure or it could cost you considerably. Simply a short sale is when a debtor (owner) sells their home for less then what they owe. The term has nothing to do with value. It is possible to short sell a home at fair market value, below market value and occaisionally above market value.
